Check In: 4:00 pm CST, Early Check In must be approved prior to date of arrival.

Check Out: 11:00 am CST, late check out request must be approved prior to date of checkout

Guests must be 25 to reserve, name on the reservation must be the person occupying the reservation & is non transferrable.

General: First and foremost all guests and any approved visitors must comply with our house policies during your stay. Guests must notify the Owner and/or Property Manager of any crime (after calling the local authority/police), personal accidents on property, disputes and/or complaints from neighbors as soon as possible.

Our Home is NON SMOKING - If you smoke outside, please dispose of cigarette butts in a contained trash bag in the outside trash cans. Failure to dispose properly will result in loss of deposit. No Smoking permitted inside the house

House Occupancy: Our house sleeps 6 comfortably. No Guests of Guests allowed. If violated, we reserve the right to cancel the remaining nights and result in loss of fees, deposit, payments made and instructed to leave the property.

Parking: Our driveway allows 2 vehicles. Another vehicle/boat parking is permitted in the grassy area next to the street in front of the sago palms. Vehicle parking is not permitted on the front lawn, there are buried septic lines that can be damaged if parked on. Recreational vehicles “RV’s” are not permitted on the property.

Children: Our house is not “childproof”, parents / guardians have absolute and sole responsibility to monitor and safeguard their children in the home.

Pets: Not Allowed

Noise: The City of Rockport has a noise ordinance in place at all times but becomes more strict between the hours of 10:00 pm - 08:00 am. Guests and approved visitors must keep noise to a minimum as not to disturb our neighbors. Many people in the

neighborhood are permanent residents, so, excessive noise is prohibited, may result in termination of vacation rental agreement and instructed to leave the property.

Parties / Events: We do not permit parties, gatherings or events in our home, this is strictly prohibited.

Guests must notify the Owner and/or Property Caretaker of any disputes or complaints from neighbors as soon as reasonably practicable.

Security: Any time a guests leaves the house, you are responsible to lock / secure all doors and windows. Turn off any electrical items that were in use, stove/oven, curling irons, coffee pot

Candles - Burning Candles is Not permitted

Damages / Breakages: We require to report any damages to property and it’s contents as soon as possible during your stay. To avoid any damages and breakages, do not move furniture from one room to another without prior agreement.

WARNING – DO NOT OPEN BACK DOOR WHILE THE FRONT DOOR IS OPEN OR VICE VERSA . It creates a very strong draft causing one of the doors (depending which way the wind is blowing) to slam hard on anyone or anything in its path!! This could cause serious injury and/or damage to the door, frame and/or windows.

Outside Furniture -All Outside Furniture is to be kept outside, it is not permitted inside. Charcoal grill is for your use, we ask that you clean after use.

Inside Furniture -All inside furniture must remain inside, it is not permitted outside. Do not move furniture between rooms / living spaces.

Kitchen: Please treat our new appliances with care. Please clean spills on the stoves glass top surface once it has cooled down with a non abrasive towel or it will scratch the glass. Do not use harsh chemicals or it can scratch/etch the top glass surface. Manufacturer states if any sugar is spilled on the hot surface, it will immediately crack the top—please don’t use sugar around the top surface of the stove. Do not change the settings in the refrigerator. If the setting is too high it will freeze up.

Trash: Trash is collected on Tuesdays. Please, place your trash into the large trash cans located on the side of the house All trash must be contained in a trash bag when placed in the the trash can. NO BAIT in the trashcan, please dispose of in the canal.

Septic System: We are on a septic system. Please do not put oil, eggshells, large chunks of food, lime/lemon quarters, etc… down our sink drains. We use a mesh guard to protect our sink from clogging. Please, put NOTHING but small amounts of toilet paper in the commodes and DO NOT dispose of wipes down the toilet.

Bed & Bath Linens: Treat our linens with care. Please, do not take a chance spilling anything on our bedding or furniture upholstery that could stain. Apply spray sunscreen outside and do not allow anyone to sit or lay on beds or furniture after having applied sunscreen. You will be charged for any missing, damaged, or excessively dirty bed, bath, linens or furniture. No bath towels are to be used at the Beach. We offer beach towels for use which are located in our laundry/utility room.

Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, fees, rental monies and the party will not be permitted to check-in Breach of any of these rules by guests / visitors is a breach of our vacation rental agreement and conditions of occupancy. The Owner reserves the right to terminate permission to occupy and/or will be instructed to leave our property.

Damage Deposit -We require a Damage Deposit during your stay in addition to the insurance coverage. This covers anything that is their policy may not. After the premises inside and outside are inspected by our house manager and if no damages are reported by you or our caretaker, your damage deposit will be refunded within 5-7 days after the date of your departure. Should we ﬁnd missing items and/or damages, we will notify you of our ﬁndings and deduct from the deposit for any items that need to be replaced.

Occupancy Tax - 15% State,Local & County Occupancy Tax is required & will be applicable to your stay.
